Buyer Market Report · Rockwall & DFW

The Leverage Has Shifted. Here's Why Buyers Are Moving Now.

After years of bidding wars and waived inspections, the Rockwall and DFW market has settled into something buyers haven't seen in a while: time to think, room to negotiate, and sellers willing to help with costs. Here's what the latest numbers say — and how to use them.

Six Reasons

What Today's Market Gives Buyers

Every market has trade-offs. Right now, the trade-offs lean in your favor in ways that matter at the negotiating table.

01

Negotiation Is Back on the Table

When roughly one in three sellers has already lowered their price, an offer below asking isn't an insult — it's a conversation. Buyers are again asking for repairs, closing-cost help and flexible move-in dates.

Average Rockwall County home sold for 97.2% of list price in August 2026.
02

You Can Actually Take Your Time

A second showing, a drive through the neighborhood at rush hour, a full inspection with time to review it — these are normal again. Fewer snap decisions means fewer regrets.

Median time on market: 72 days in Rockwall County (Aug 2026).
03

Prices Are Steady, Not Sliding

Stable values mean you're not overpaying at a peak or catching a falling knife. You buy into a market that's holding its ground, with Rockwall still edging slightly upward year over year.

Rockwall County median sale price $450,442, +0.9% YoY. DFW prices −0.2% YoY.
04

Concessions Can Soften the Rate

Seller credits can be used to buy down your interest rate or cover closing costs. Across DFW, builders are also advertising below-market financing packages to move new inventory.

DFW builders have been offering sub-5% financing incentives on select new homes (D Magazine, Sep 2026).
05

More Homes to Choose From

With more months of supply than the frenzy years, you're comparing options instead of grabbing whatever's left — especially in fast-growing Fate, Royse City and Forney.

DFW had a 4.6-month supply of homes in July 2026.
06

The Competition May Return

Many buyers are waiting on the sidelines for lower rates. If rates ease, those buyers come back at once — and the leverage you have today could shrink quickly. A rate can potentially be refinanced later; a purchase price can't.

Higher rates are expected to remain the market's main headwind through year-end (TRERC).
The Honest Picture on Rates

Rates Are High. Here's How Buyers Work Around Them.

Mortgage rates in Texas were running above 7% heading into fall 2026. That's real, and it's worth planning for — but it doesn't have to be the whole story. These are the tools Jonathan walks buyers through with their lender:

Seller-Paid BuydownUse negotiated seller credits to permanently lower your rate for the life of the loan.
Temporary 2-1 BuydownLower payments in years one and two while your income grows or rates shift.
Builder IncentivesNew-construction packages that may include rate help, closing costs or upgrades.
Right-Fit LoanFHA, VA, conventional or adjustable options, compared side by side with your lender.

Is Now Right for You?

Good Timing Is Personal

The market is only half of the decision. Your plans, budget and timeline are the other half.

Buying now likely makes sense if…

  • You plan to stay in the home for five years or more.
  • The monthly payment fits comfortably at today's rate, not a hoped-for one.
  • You want a specific school zone or neighborhood where the right home just came up.
  • Your family is outgrowing its space or your lease is ending.
  • You'd rather negotiate with fewer competing buyers.

It may be worth waiting if…

  • You may relocate again within a couple of years.
  • Your emergency fund would be drained by the down payment and closing costs.
  • Your credit could improve meaningfully in the next few months.
  • The payment only works if rates drop later.

Buyer Questions

What Buyers Are Asking

Honest answers about buying in this particular market.

Talk It Through
Should I wait for rates to come down?+

Nobody can reliably predict rates. What we can see is today's negotiating environment. If you wait and rates fall, you may be competing with many more buyers again. If you buy now and rates fall later, refinancing may be an option — though it has costs and isn't guaranteed. The right answer depends on your budget and how long you plan to stay.

How much below asking can I offer?+

It depends on the home, not the market average. A fresh listing that's priced well may draw a full-price offer; one that's been sitting with a price cut may have much more room. Jonathan reviews each home's days on market, price history and recent comparable sales before recommending a number.

Can I ask the seller to pay my closing costs?+

In this market, many buyers are. Seller credits can go toward closing costs or a rate buydown, within the limits your loan program allows. Sometimes a credit is worth more to you than an equal price reduction — we'll run both scenarios.

Are builder incentives really a good deal?+

They can be excellent, but read the fine print. Some incentives require using the builder's lender or title company, and the base price may be less flexible. Having your own agent on your side helps you compare the full package, not just the headline rate.
